Overview

Summary of Position Requirements

Primary responsibility is the overall planning, coordination, and management of a community(s) in order to produce maximum profitability; provide leadership to staff and create a positive environment in which to work; achieve total customer satisfaction at assigned communities and act as a continuous point of contact for the home buyer. Plan, organize and monitor activity in order to maintain efficient sales, land development, and production operations at the community level.  Communicate with division management status of the community, seek advice and support on critical issues. #CB



Responsibilities

Primary Duties and Responsibilities

 

Amenity Operations:

  • Financial and operational responsibility for performance for 140 slip Dry Storage Facility and 47 Wet Slip Marina.
  • Direct current Management Company on company vision to promote home sales.
  • Working with current Management Company to develop slip sales and lease programs to accelerate turnover of these facilities.
  • Represent Company as acting President (or developer representative) of these amenities.

HOA Management:

  • Reside as President of currently 5 active HOA associations at Lost Key.
  • Shared responsibilities with Property Management Manager (active w/O&M functions/budgets/turnovers).
  • Review, approve, and sign all weekly check runs, bank balances, aging reports, etc.
  • Preparation & coordination with Legal for new HOA documents at community front end.
  • Tract/coordinate certificates needed for unit closings.
  • Prepare conveyance packages for common area tracts/assets to HOAs.
  • President of ARC-Developer Design Reviews for resident submittals.

Land Development:

  • Lead with Engineer of record to design subdivisions to maximize revenue potential of development parcels in the Community.
  • Lead with Environmental Consultants to insure all regulatory agencies obligations are managed as required.
  • Lead to interact with all Board of County Commissioners, Planning Board, State, and Environmental Agencies to insure all development objectives are completed to plan.
  • Review and coordination of subdivisions plats, surveys, geotechnical, and legal descriptions of parcels.
  • Coordination of FEMA –LOMAs ( map revisions) in coordination with sales and homebuilding objectives.
  • Due diligence; involved with survey, title, CDD,  entitlement reviews
  • Preparation of easement documents, legal descriptions and coordination with Legal Dept.
  • Preparation of Notice of Commencements (NOCs) and legal descriptions needed for recording.
  • Turnover common elements as required per final plat designation.
  • RE tax pro-rations needed for unit closings resulting from platting or subdividing.
  • Identify potential future homebuilding opportunities to expand the area.

Homebuilding:

  • Directly responsible for direct/indirect home costs, margins, deliveries, and forecasting.
  • Work directly with architect of record on product design in coordination with construction costs, sales feasibility, and cycle times.
  • Work directly with Homebuilding Operations Manager on development cycle times, construction, EPO’s, warranty in addition to the following;
  • Coordination with corporate purchasing team on bidding, cost buying initiatives, option and product selection.
  • Due diligence; involved with survey, title, CDD,  entitlement reviews.
  • Preparation of easement documents, legal descriptions and coordination with Legal Dept.
  • Insure Preparation of Notice of Commencements (NOCs) and legal descriptions needed for recording.

Real Estate Sales:

  • Directly responsible for all financial aspects of real estate sales in the area (weekly sales/closing goals, gross/net margin, and
  • Acting role as Area Sales Manager inclusive of the following;
  • Home base pricing, release schedules, lot premiums, and option packages.
  • Directly working with NHC’s on current customers and targeting new customers
  • Review and approval of all sales contracts and setting of incentives.
  • Establish outside agent relationships to insure maximum absorption of sales goals.

Project Management:

  • Coordinate collective efforts of Homebuilding, Amenity, Sales, Land Development, and HOA operations to insure weekly, quarterly, and annual plan is achieved.
  • Lead with Divisional support teams (Accounting, Finance, Legal, and Marketing) to insure all finical objectives are achieved.
  • Lead to provide all updated development CTC (cost to complete) budgets, forecasting, life plans, and all other necessary financial requirements of project.
  • Developer representative for all local representation to all municipalities, agencies, vendors, and customers to insure company vision is properly represented.
  • Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.


Qualifications

Education and Experience Requirements

  • High School Diploma or GED required
  • Bachelor’s degree from an accredited college preferred
  • Minimum 8 years of experience in the homebuilding industry. Specifically, project/construction/sales management, in residential construction
  • Minimum 3 years prior supervisor experience
  • A valid driver’s license and good driving record
  • Highly PC proficient, specifically in Microsoft Office
  • Ability to read, analyze, and interpret financial reports and legal documents
  • Strong presentation and communication skills, both written and oral
  • Ability to calculate figures and amounts such as budgets, discounts, interest, commissions, proportions, percentages, area, and circumference
  • Knowledge of government approval processes
  • Knowledge of applicable building codes
  • Knowledge of accounts payable and accounting procedures
